Your asset manager on the ownership side.
Selective owner-side support for acquisition review, underwriting, operating strategy and asset oversight. Tara contributes a hotel operator's perspective without presenting a public fund offering or promising investment outcomes.
For limited partners, real estate funds and REITs.

Our mandate changes depending on which side of the table you sit on. Identify yourself below and go straight to the relevant capability.
Limited Partners & Family Offices
“You have capital committed to hospitality but no operating bench.”
We act as your asset manager and owner's representative — holding operators to account, controlling capex, and reporting to you monthly in institutional format.
What we doReal Estate Funds
“Your mandate is defined but the right hospitality assets are hard to find.”
We run search mandates against your investment criteria, screen off-market opportunities, and underwrite them with operator assumptions rather than broker projections.
What we doREITs & Institutional Investors
“You need a third-party asset manager who is not the operator.”
Independent oversight across the lifecycle — business plan approval, brand and management agreement negotiation, performance monitoring, and exit execution.
What we doHotel Owners Seeking Capital
“You own the asset and need the right partner on the other side.”
We introduce owners to institutional capital with a matching mandate — and stay in the deal as asset manager or operator so the business plan is actually delivered.
What we doWe identify hospitality assets that fit your mandate — not whatever is being marketed.
Most hospitality deal flow reaches funds through brokers, priced and packaged to sell. We work the other direction: your criteria first, then origination against it, then underwriting by people who have carried the operating budget.
Mandate Definition
We document the asset criteria, ownership objective, operating thesis and decision constraints so any review remains disciplined.
Origination & Screening
Off-market origination through owner and operator relationships across the GCC, Asia Pacific and Europe. Every asset is screened against the mandate before it reaches you.
Operator-Grade Underwriting
We model payroll, F&B margin, ramp-up and capex from having run comparable assets — then stress the business plan before you commit capital.
Execution & Post-Close
Negotiation, diligence coordination, and closing — followed by asset management or operations so the plan that won approval is the plan that gets delivered.
What we need to run a search mandate
Give us these six inputs and we will revert with a screened, underwritten shortlist.
- Target geography and gateway markets
- Asset class, keys and segment
- Capital structure and decision constraints
- Ownership objective and hold horizon
- Brand, franchise or independent
- Risk appetite: core, value-add or opportunistic
We sit between the asset and the capital.
Hotel owners rarely fail to find money. They fail to find the right money — capital whose hold period, return objective, and appetite for operational work actually match the asset in front of it. That mismatch is where deals die in diligence or underperform after close.
Because we advise both sides of the market, we can see when an owner's asset and an LP's mandate genuinely fit — and we stay in the transaction afterwards as asset manager or operator, which is what makes the introduction worth something beyond a fee.
We sit on the capital's side
We are not the brand and not the counterparty. Where we operate an asset, the asset management mandate is disclosed and separately governed.
Operators, not just analysts
Leadership drawn from Burj Al Arab, Palazzo Versace Dubai, The Chedi Andermatt and Michelin-starred kitchens. The people underwriting your asset have run assets like it.
Accountable to the numbers
Fee structures tied to the performance we are hired to deliver, with full reporting access and references available under NDA during diligence.
Oversight from structuring to exit.
01
Strategic Structuring
Ownership and holding structure, jurisdiction and domicile selection, debt-equity mix, and governance framework set before capital is deployed.
02
Capital Solutions
Senior debt, bridge and mezzanine finance, refinancing, and equity syndication — arranged to fit the asset's cash-flow profile rather than a generic term sheet.
03
Acquisition & Onboarding
Due diligence, operator-grade underwriting, transaction execution, and takeover of the asset with a signed business plan and approved opening budget.
04
Asset Repositioning
Capex programme, brand or management agreement renegotiation, F&B reconcepting, and operational turnaround to lift NOI and asset value.
05
Active Oversight
Monthly reporting, KPI dashboards, budget variance control, and operator accountability — we sit on your side of the table, permanently.
06
Exit Optimisation
Hold-sell-refinance analysis, timing and buyer strategy, portfolio auction or off-market institutional sale, REIT and asset-backed bond structuring.
Someone in the room who works for you.
An operator's incentives and an owner's incentives are not identical. Fee structures reward revenue; owners are paid from profit and asset value. Without independent representation, that gap is settled in the operator's favour by default.
We are the counterweight — reviewing the business plan, challenging the budget, controlling capex, and escalating when performance drifts from underwriting.
Scope of the asset management mandate
- Owner's representation and operator accountability
- Business plan and annual budget approval
- Management and franchise agreement negotiation
- Capital expenditure planning and oversight
- Monthly institutional reporting and KPI dashboards
- Valuation oversight and lender reporting
- ESG integration and compliance monitoring
- Hold-sell-refinance and exit recommendation

What institutional investors ask us first.
Do you act as asset manager for third-party owners you do not operate?
Yes. Third-party asset management is a standalone mandate. We represent the owner's interests and hold the operator to account, whoever that operator is. Where Tara is also the operator of an asset, the asset management mandate is disclosed and separately governed so the reporting line to capital stays independent.
What is the difference between your asset management and a brokerage service?
Brokerage ends at the transaction. Asset management is continuous ownership oversight across the whole hold period — business plan and budget approval, capex control, operator performance monitoring, monthly institutional reporting, and the eventual hold-sell-refinance decision. We do both, but they are separate mandates with separate fee structures.
Will you source assets against our specific investment mandate?
Yes. We run search mandates against your stated criteria — geography, asset class, cheque size, hold period, and return objective — and screen both marketed and off-market opportunities. Anything that reaches you has already been underwritten with operator assumptions on payroll, F&B margin and ramp-up, not broker projections.
What size of investment do you work with?
Fit depends on the complexity of the asset and the value Tara can add as an operator-informed adviser. We assess single-asset and portfolio briefs individually rather than publishing a capital threshold.
Which markets do you cover?
Our operating depth is strongest across the GCC — particularly the UAE and Saudi Arabia — alongside wider Asia Pacific and selected European markets where our leadership has operated assets directly.
How are your fees structured?
Base asset management fees are charged on a percentage of gross revenue or asset value depending on mandate, with an incentive element tied to the performance metrics we are hired to improve. Acquisition mandates are fee-per-transaction or retained. Exact terms are set per mandate and confirmed in writing before engagement.
Can you share your track record?
Relevant operating experience and the proposed senior team are discussed during a qualified mandate review. We do not publish or imply an investment-performance record on this website.
Tell us your mandate. We will tell you honestly whether we can deliver it.
Every conversation starts with your criteria and our candid read on whether the market currently supports them. If it does not, we will say so.
